
The Srinagar Development Authority (SDA) has officially launched Phase-II of the Shehjar Heights Project at Bemina, which will include the construction of 112 additional residential apartments—comprising 56 2-BHK and 56 3-BHK flats.
The Shehjar Heights project, a flagship Vertical Housing initiative, envisions a total of 450 modern residential apartments across 13 towers in Srinagar. Phase-I, which included 140 flats, is already fully sold out, highlighting the growing demand for quality housing in the city.
Announcing the launch, Mohammad Rafi, Vice-Chairman of SDA, said that the Phase-II construction is being fast-tracked and possession is expected within two years. He emphasized that vertical housing is now a necessity in Srinagar due to limited land availability and skyrocketing property prices.
The Housing and Urban Development Corporation (HUDCO) is the project consultant, responsible for the layout and design. The Shehjar Heights project spans 100 kanals and is located adjacent to the Srinagar-Baramulla highway near Hajj House Bemina, offering excellent connectivity to Srinagar International Airport and Nowgam Railway Station.
Key features of the project include:
40 ft-wide main road and 36 ft-wide internal roads
Surface parking for 550 vehicles and covered parking for 220 vehicles
Parks, community hall, amphitheater, gym, children’s play area, tennis court, health club, food court, market area, and dedicated Sewage Treatment Plant (STP)
Earthquake-resistant design, with Liquefaction Resistance Technology introduced in Phase-II, and structural designs approved by IIT Kanpur
HUDCO is also consulting on systems for drainage, water supply, energy management, communication, fire protection, and security.
Each 3-BHK flat will span 1250 sq ft, with 3 bedrooms, a drawing and living room, kitchen, 3 washrooms, utility area, and veranda. The 2-BHK flats cover 1012 sq ft and include 2 bedrooms, drawing and living rooms, 2 washrooms, kitchen, utility, and veranda.
Mr. Rafi confirmed that the tendering process has been initiated and SDA will soon open bookings for Phase-II with flexible payment options.
